# How Much Does It Cost to Renovate an Apartment Complex?

- October 12, 2026

For a multifamily owner or operator, asking how much it costs to renovate an apartment complex is very different from asking what it costs to remodel one apartment. The budget is shaped by repetition, standardization, occupied-property logistics, materials, sequencing and the number of buildings or units involved.

That is why a useful multifamily renovation budget starts with scope, not a generic cost-per-unit number.

## Why apartment renovation cost per unit can be misleading

Cost per unit is useful for modeling, but it can hide important differences. One property may need paint, flooring and fixtures. Another may need kitchens, bathrooms, doors, windows, drywall repairs and electrical updates. Calling both a "unit renovation" does not make the scopes comparable.

Before establishing a per-unit target, define what a standard renovated unit includes and identify exceptions that may require additional work.

## What drives apartment complex renovation cost?

The major drivers include the number and condition of units, finish level, kitchens and bathrooms, flooring, painting and drywall, doors and hardware, lighting, windows, exterior work, common areas, labor, material availability and project duration.

Properties with multiple floor plans also need careful estimating. A standard package may still require different quantities or installation details by unit type.

## Kitchens and bathrooms

Kitchens and bathrooms often represent a large share of value-add unit scope because they combine cabinets or vanities, counters, plumbing fixtures, flooring, lighting, hardware and multiple trades.

Standardizing materials across units can make procurement and replacement easier, but standardization should be planned before work starts. Substituting products unit by unit can create inconsistent finishes and scheduling problems.

## Flooring, paint and interior repairs

Flooring and paint can transform a unit quickly, but existing conditions matter. Subfloor repairs, wall damage, trim replacement and moisture issues can expand the scope after demolition begins.

A realistic plan should distinguish predictable renovation work from conditions that require contingency.

## Occupied vs. vacant unit renovations

Vacant units generally provide more scheduling flexibility. Crews can move through the space without coordinating resident access, pets, work schedules or daily cleanup around occupants.

Occupied work introduces another operational layer. Resident communication, access windows, installer sequencing and completion checks become part of the project plan. ## Property-wide improvements affect the budget too

Multifamily renovation planning may extend beyond unit interiors. Window replacement, exterior repairs, painting, lighting, entryways and common areas can all be part of the capital plan.

Owners should consider whether combining related projects can reduce repeated mobilization or resident disruption. The right answer depends on capital availability, urgency and trade sequencing.

## How material selection affects cost and schedule

Material cost is only part of the decision. Lead time, availability, durability, replacement availability and installation requirements all matter across dozens or hundreds of units.

A product that saves a small amount per unit can become expensive if availability delays the project or forces inconsistent substitutions. Procurement planning should happen early enough to identify those risks.

## How project sequencing affects renovation cost

Efficient sequencing reduces downtime between trades. Poor sequencing can leave units partially complete while crews wait for materials, access or preceding work.

For property-wide projects, the plan should account for which buildings or units are completed first, where materials are stored, how crews move through the property and how completed work is checked before the next phase begins.

## Building a realistic apartment complex renovation budget

Start with a property walkthrough and a clearly defined standard scope. Group units by condition or floor plan, identify property-wide projects, select material standards and determine whether work will occur in occupied or vacant units.

Then build estimates around actual quantities and scope rather than multiplying an internet cost-per-unit figure by the number of apartments.

Include contingency for conditions that cannot be confirmed until work begins, especially in older properties or units with a history of water or maintenance issues.

## Denver multifamily renovation considerations

Denver and Front Range properties face their own scheduling realities, including winter weather, material delivery, resident access and the coordination of exterior work around seasonal conditions. Planning ahead becomes particularly important when a project crosses multiple buildings or trades.

## From budget to executable scope

A renovation budget becomes useful when it can be translated into a clear scope, material plan, trade schedule and completion process. ImproveSource works with multifamily owners, operators and property managers across Denver and the Front Range to coordinate that process from scope through completion.
